Aareon is a provider of SaaS solutions for the property industry in Europe, headquartered in Mainz.
The company operates in Germany, France, the United Kingdom, the Netherlands, Sweden, Spain and Turkey employing over 2,500 people. For the 2024 fiscal year, Aareon reported revenue of more than €450 million. Aareon is growing both organically and through acquisitions.
Aareon’s property management system comprises software solutions that enable residential and commercial real estate companies to manage and maintain their properties.
History
The company's origins trace back to the Deutsche Bau- und Bodenbank AG, founded in 1923. In 1957, the bank established a data processing center, which evolved into an IT service provider for the property industry.
During the 1990s, the company expanded by acquiring solutions like WohnData (1992) and restructured, spinning off its IT services division. In 1999, it became DePfa IT Services AG, marking the beginning of its international expansion.
In 2002, following the split of its parent company, the firm was renamed Aareon AG and became a wholly owned subsidiary of Aareal Bank. Throughout the 2000s, Aareon expanded its product portfolio through a cooperation with SAP AG and a division swap with Techem, which added the WODIS ERP system. By 2009, it had become the market leader in France through a merger of local subsidiaries.
The 2010s were marked by significant international growth, including the acquisitions of companies in the Netherlands (2010), the UK (2012), and Scandinavia (2013). In 2015, the company launched its Aareon Smart World platform.
In 2020, Aareon acquired the software and consulting company CalCon. In the same year, it launched the new generation of its Wodis Yuneo product. Aareon also acquired Arthur Online Ltd. in the United Kingdom. During 2020, Aareon's ownership structure also changed when Advent International acquired a 30% stake in Aareon AG from Aareal Bank AG.[1]
From January 2021, operation of the GES ERP system in Aareon’s data centre was discontinued. During 2021, Aareon completed further acquisitions, including the Munich-based proptech company wohnungshelden GmbH, the Bremen-based ERP provider GAP Group ("Gesellschaft für Anwenderprogramme und Organisationsberatung"), Fixflo (Tactile) and Tilt (RentPro and Curo Software) in the United Kingdom, and Twinq in the Netherlands.
In 2022, Aareon completed the full acquisition of the Dutch proptech company OSRE B.V. The company also acquired Momentum Software Group AB in Sweden [2], CubicEyes B.V. in the Netherlands and Locoia GmbH in Germany. The acquisition of Locoia laid the foundation for the Aareon Connect partner programme, launched in 2023, and marked the opening of Aareon’s platform to third-party solutions.
In 2023, Aareon continued its acquisition strategy by acquiring UTS innovative Softwaresysteme GmbH in Germany, Embrace – The Human Cloud in the Netherlands, and the Spanish software provider Informatización de Empresas SLU (IESA). [3] Phi-Consulting GmbH, based in Bochum and acquired in 2015, was sold at the end of the first quarter of 2023. Towards the end of the year, Aareon and Aareal Bank established a joint venture centred on First Financial.
Aareon subsequently reorganised its portfolio under a Property Management System consisting of five product families: Manage, Pay, Sustain, Engage and Connect.
In 2024, Aareon acquired the business intelligence company Blue-Mountain in the Netherlands. The company also acquired Haufe-Lexware Real Estate AG and HausPerfekt GmbH in Germany, both providers specialising in property management software.
Effective 1 October 2024, Aareon was sold and ceased to be a subsidiary of Aareal Bank AG. Its new owners are TPG and CDPQ, while Advent International retained its shareholding in the company.[4]
Since 2025, Aareon has been integrating artificial intelligence into its Property Management System across Europe through both in-house developments (including the AAVA AI assistant in Germany) and acquisitions.
In the first quarter of 2025, Aareon acquired the Dutch SaaS provider ViaData. In the United Kingdom, the company also acquired Designer Software Ltd., including its HomeMaster platform. Since March 2025, Aareon AG has operated under the name Aareon Group GmbH. During 2025, Aareon also acquired the UK software provider MIS ActiveH, Help me Fix Ltd., developer of the AI-native platform Aidenn, the Dutch AI start-up Tripleblue B.V., specialising in homeowners' association (HOA) management, as well as the Spanish software provider DEH Online and the fintech company UNIBO.
In January 2026, Aareon entered the Turkish market through the acquisition of the proptech company Apsiyon.[5]
